We say this because it’s not a for sure thing that the person will take the flyer. That’s why we need ‘will’ which implies possibility.
It’s also a polite way of trying to give someone something random. For example, a person is on the street passing out flyers for a new restaurant, he might say, ‘If you’ll take this flyer, you’ll see there a 20% discount coupon on the back.’ The other person may take the flyer or maybe he won’t.
Other examples might be: If you’ll help me with this project, I’ll help you with yours.
If you’ll call him for me, I’d really appreciate it.
Hope this helps!

@juliaanne Thanks! Can I ask what the "if you'll ...," form generally means like in "if you'll take this flyer" or something?
