“is that so?” and “really” can both be a reaction to something you didn’t know or something you thought was interesting and didn’t know. “really” can also show doubt, like in example one. They can also be a response to a question, like in example 2.

“is the so” is something my grandparents would say. so its a little more formal, but not more polite. You can say either and they will not cause any offense.
You can use either for number 2.
Also, another way to use “really” is when someone does something you don’t like. however, this is a rhetorical question and is basically saying “cmon dude” in an unhappy way.

You could also think of it as implicitly saying “really dude? why did you do that?”.
