Может подразумеваться и "sit". Но чаще так говорят, когда приглашают человека не просто сесть, а занять какое-то место и разложить свои вещи где-то надолго (то есть не на 5 минут, а хотя бы на пару часов или дольше). Например, человек остается ночевать в гостях, хозяева проводят его в комнату и говорят "размещайтесь".

Нет; "please sit" = "присаживайтесь/присаживайся, (пожалуйста)".
"Разместиться" можно в аппартаментах, при переезде, например.

@verawei да, так могут говорить (обычно), если гости только что вошли, и им предлагают занять места за столом
