The contract is for a short time because a german bank account dose not exist.

so the first rent is 194€ plus 30€ for short term rental for the first month.(I guess this means 194€ for a regular month) The last passage says that you are aware of that the room is beyond the first month reserved for you, just in case you dont require the room anymore you agree that you will inform the landlord in writing about this till the 15 of the current month.

Furthermore you obligate yourself that you will open a bank account in germany, right after you moved into the room. (That's for the second signature)
