Freak can be used as a noun or verb. You have to look at the sentence to see whether it’s being used as a noun or verb.
For example:
I freak out when I lose things. (in this sentence the word “freak” is being used as a verb)
She’s a freak. (The word “freak” is being used as a noun here.) I don’t recommend you ever call anyone a freak as it’s very offensive, but I am using it for an example.
Freaky is an adjective. And it means odd or strange.
For example:
She had a freaky dream about aliens and cows.
