wäre = "would be"
würde = "would" + any verb
Basically everytime you would use "would" in combination with "be" you use
"wäre". You could use "würde sein" for "wäre" too, but most of the time its more natural to use "wäre" in these cases.
Ich wäre jetzt gerne Zuhause.
Ich würde gerne Zuhause sein.
(both correct but the one on top more natural)
Würdest du mir das Wasser reichen?
Wärst du so nett und reichst mir das Wasser?
