@KimYongHyeon el verbo HABER se usa para expresar existencia y TENER se usa para denotar pertenencia
Ejemplo 1: en ese lugar debe haber un puesto de comida
Ejemplo 2: Tengo(conjugación de tener) una habitación extra en mi casa

He de, ya seria como un deber, conveniencia
Ejemplo: He de realizar ese trabajo por dinero

The only difference is that "haber de" is very very formal. Practically nobody uses it anymore in everyday speech.
