What is the difference between "if there ware any chances" and "if there will be any chances" and if there are any chances" ?Feel free to just provide example sentences.

p.s. I've learned you can't put "will" or "gonna" in a "if~" sentence but I sometimes come across this happen. so I'm confused :(((
