Being uncertain means, by definition, that whatever nuance exists is marked by uncertainty.
The speaker of either sentence is using some kind of evidence to make the guess that the building was once a hotel. There’s no reason to say that it might of been a hotel, unless you have some kind of evidence. But – they don’t know for sure.
The person who says – I guess – sounds slightly more certain than the person who says – maybe. But that doesn’t change the situation – neither of them really know what the building used to be.
