@rheairenem In the Philippines, when you rent a house that's pretty much what you can hear any landlord/ landlady say. A "deposit" is like your payment in advance for your last month of stay should you decide to leave the house. An "advance" is basically your payment for your first month of stay. We call it "advance" because we normally pay at the end of every month.
Let's say you're planning to stay for 6 months (July to December) in a house beginning July 1 worth Php5,000 a month. You'll be asked to pay Php10,000 right away. The first Php5,000 is basically your deposit which you can consume come December (meaning you're already paid for December and wont have to pay any more on your last month). The second Php5,000 is for your July rent. Now once that's done, your succeeding payment should be every end of the month, meaning your next payment should be on August 31, then September 30... got it? Hope this helps.

1 month deposit should be kept by the lessor/owner to pay for the bills and the damages in the unit if any, not to pay the last rental, he/she would then return what is left of the deposit.
The law in Philippines allows the owner to demand the maximum of 1 month advance and 2 months deposit. 1 month deposit is used to pay the last rental dues, the 2nd month deposit is to pay the bills and damages, the owner will return what is left.
Many owner only ask 1+1 because it's a real burden for most of people to pay 3 months when they move in.
